Retire in the Cape Winelands for less than R1 million
Zevenwacht Lifestyle Estate, located on the award-winning Zevenwacht Wine Estate on the Stellenbosch Wine Route, has launched 10 independent living retirement apartments at the limited release price of R994 900 – with no transfer duties payable. MSP Developments CEO Riaan Roos says the special offer will secure full ownership of the apartments, with monthly levies competitively set at R3288 until June 2021.
Roos says: “On a first come, first served basis, 10 astute retirees can have full ownership of these completely built ‘move-in ready’ apartments, without additional costs, and benefit from community living, round-the-clock security, medical, catering, cleaning with laundry services, and the opportunity to establish new friendships.
“We conducted a thorough analysis of the Western Cape retirement sector, and it is clear that in a constrained economy, retirees are more concerned about their finances and what and where they should purchase. A number of the new retirement offerings in the northern suburbs and greater Cape metropole have high entry prices, and levies that often result in residents having to pay for services that they may not yet require. In our opinion, this is an unnecessary burden, particularly when looking at international retirement trends, which indicate that retirees in retirement estates/homes prefer having at-home care services based on individual health requirements, rather than being moved to another care facility to recuperate and then back home.
“Traditional retirement facilities typically provide a separate care facility – which comes at a very high operating cost and ultimately adds to the ‘base’ levy of residents. Many, if not most, of these residents, don’t need to make use of this facility until much later in life – yet already have to contribute to the substantial overhead costs just in case they need it.
Our research indicates that less than 35% of these care facilities are actually occupied by the actual residents (owners) at any given time, the norm being that the majority of occupants are made up of non-residents in order to help cover operating expenses.
“At Zevenwacht you will receive quality supportive care from precisely the same reputable medical provider (Medwell SA) that would have assisted you in such a separate care facility – the difference being that the required care services can now be provided in the comfort of your own home. This is combined with the financial benefit of only paying for this service as and when you require it, and the fact that it is fully tailored to your specific needs. This leads to substantial monthly savings for all residents within the estate
“Taking these factors into consideration and adopting best practices, Zevenwacht Lifestyle Estate aims to offer retirees the best value-for-money retirement options for price and monthly costs – without any compromise in the degree of care, luxury, location, security and lifestyle.”
No restrictions have been placed on which apartments attract the preferential price. Co-developed with Zevenwacht Wine Estate and Old Mutual and designed for individuals 50 years and over, Zevenwacht Lifestyle Estate comprises a selection of freestanding lifestyle homes and independent living apartments. It is ideally situated, near amenities including golf courses, hospitals and shopping centres.
The independent living apartments are positioned around a central community centre that includes a deli, restaurant and recreational space. The apartments have been designed with practicality and convenience in mind, with high-quality finishes. Each unit has an allocated covered parking bay and is fitted with a solar geyser.
In addition to the apartments, Zevenwacht Lifestyle Estate has 10 completed homes on offer, with a fully furnished show house, starting from only R2.495 million with no transfer duties payable. Roos indicates that the intention is to offer buyers unbeatable value in terms of cost per square metre, paired with a remarkable retirement lifestyle. The most expensive home within the estate sold for more than R5.6 million, demonstrating Zevenwacht’s popularity. He adds “Should a buyer wish to go one step further and design and finish their own home, our team will gladly assist with selecting the ideal plot, and with designing and building your own home. This is another feature we believe to be quite unique to the estate.”
Service providers include Feedem Catering Services for cleaning, catering, and laundry and internationally recognised home-based healthcare provider Medwell SA. Their methods allow residents to remain in the comfort of their own apartments or homes with their partner or spouse close by while receiving top-class medical care.
Roos says the estate loyalty programme ensures that every resident benefits from various discounts at the adjacent Zevenwacht winery. Amenities include the suites, cottages, spa, cellar, restaurant, pool, tennis courts, and walking and/or jogging trails. Discounted accommodation for your family and loved ones on this prestigious wine estate also applies.
“You are essentially living on a wine estate surrounded by vineyards and elevated high above the hustle and bustle to embrace a quiet country charm. The estate itself offers fully comprehensive manned access control, a clubhouse, restaurant and deli, and the development has been wholly landscaped. All of this is complete, and a good sense of community has been established, with many residents enjoying the luxurious facilities and activities.”
